REPAIRS & CONDITION

Before the repair list becomes a renovation.

The loose handle becomes a paint job. The paint job becomes new flooring. Before committing to a long list, take a step back and decide what information you need.

Write down what you know

Make a simple list of visible issues, past repairs, warranties and questions. Separate routine appearance changes from safety concerns or problems affecting the home’s basic systems.

For anything uncertain, get a qualified assessment. A rough online estimate is not a property inspection or a contractor’s quote.

Compare more than the potential sale price

A project takes money, time and coordination. Ask a local professional whether it is likely to affect marketability and what selling in the current condition might look like instead.

Consider carrying costs during the work and the possibility of delays or additional findings. A higher sale price does not automatically mean higher net proceeds.

Ask about different routes

You may be able to list with the property’s condition reflected in the price, negotiate a repair credit, make selected improvements, or explore an as-is sale. Availability and terms depend on the property and market.

Keep records and disclose accurately

Keep inspection reports, estimates and repair receipts together. Ask a licensed local professional about the disclosures that apply to your property and situation.
